Escondido Housing Prices On Their Way Up
According to an article in the San Diego Union Tribune on Sunday January 24, 2010, Escondido’s median home prices are on the rise!
For those who own homes in Escondido zip codes 92029 and 92025, median home prices have risen 37% and 28% respectively. This data is
compared to median sales price from 2008 vs 2009. In fact, according to the data the 92029 zip code (which encompasses the South West section of Escondid0) had that largest increase in median sale price in the entire county.
On the complete opposite end of the spectrum was 92075 ( Solana Beach) which show the largest decline in median home values. Residents in Solana Beach experienced a 16% reduction in their median sale price. This could be due to the fact that the median sale price in Solana Beach is $845,000. There is still quite a bit of pressure on homes priced over $700,000 mark.
First time home buyers and investors seem to be the two main groups that have helped the San Diego market move forward. Areas like Escondido tend to appeal to both of these two buyers. With the $8,000 tax credit still on the table, many first time home buyers are working very hard to get into homes. They are competing with other first time home buyers and investors, which helps to drive the sale price up.
